Fair Practices Code
Effective date: 20 May 2025
Taksh Fin (“we”, “our”, or “us”) operates as a home loan facilitation and Direct Selling Agent (DSA) platform. This Fair Practices Code sets out the standards of conduct we observe in our dealings with borrowers, real estate agents, and lending partners. It is aligned with the spirit of the Reserve Bank of India's Fair Practices Code guidelines applicable to lending intermediaries.
1. Transparency in Services
We are committed to complete transparency about the nature of our services. At the outset of every engagement, we clearly inform borrowers that:
- Taksh Fin is a loan facilitation intermediary and DSA — we are not a bank, NBFC, or lending institution.
- We do not sanction, disburse, or guarantee any home loan. All credit decisions are made exclusively by the lending partner to whom the application is submitted.
- Indicative interest rates, EMI calculations, and eligibility assessments provided on our platform are for illustrative purposes only and may differ from the actual terms offered by any lender.
- Final loan terms — including interest rate, tenure, processing fee, and sanctions — are determined by the lending institution after their own credit assessment.
2. No Fee from Borrowers
Taksh Fin does not charge borrowers any fee for our consultation, matching, or referral services. Our services to home buyers are entirely free of charge. We earn referral commissions from lending partners upon successful loan disbursement.
If any person claiming to represent Taksh Fin demands a fee from you in exchange for loan facilitation, documentation assistance, or approval, please report it immediately to hello@takshfin.com or call us at +91 9811488753.
3. Honest Communication
We commit to honest, accurate, and non-misleading communication in all our marketing materials, website content, and direct interactions. We do not:
- Make false or exaggerated claims about loan approval probability or guaranteed interest rates.
- Use pressure tactics, urgency manipulation, or misleading language to induce borrowers to proceed with an application.
- Make verbal commitments that contradict the written terms of any lending partner.
- Conceal material information about the products, lenders, or processes that would affect a borrower's decision.
4. Borrower Consent and Data Sharing
We will not share your personal or financial information with any lending partner without your explicit consent. Before submitting your application to any lender, we will:
- Inform you of the lender(s) to whom your application will be submitted.
- Obtain your consent before proceeding.
- Inform you if we are considering submitting your application to additional lenders.
You have the right to withdraw consent at any time and to request that we stop sharing your information with specific lenders.
5. Application Process
We will assist you fairly and impartially in the loan application process:
- We will guide you on the documents required for your specific loan type and employment profile without requesting unnecessary documentation.
- We will inform you promptly if your application is rejected and, to the extent information is available to us, provide the reason(s) for rejection.
- We will not discriminate against any applicant on the basis of religion, caste, gender, age, or disability in providing our services.
- We will not alter or falsify any borrower-provided information in loan applications submitted to lenders.
6. Conduct of Real Estate Agents on Our Platform
Real estate agents and DSA partners using the Taksh Fin platform are bound by these same fair practice standards. Agents must:
- Accurately represent the nature of Taksh Fin's services to their clients.
- Not make promises of guaranteed loan approval or specific interest rates on our behalf.
- Obtain the borrower's informed consent before submitting their information into the platform.
- Handle borrower documentation and personal information with strict confidentiality.
We reserve the right to terminate the platform access of any agent found to have violated these standards.
7. Interest Rate and Charge Disclosure
Interest rates displayed on our website are indicative annual rates sourced from publicly available lender information. We update these periodically but cannot guarantee real-time accuracy. Actual rates offered to any individual borrower depend on their credit profile, loan amount, tenure, and the lending institution's prevailing policy.
Processing fees, legal charges, technical evaluation fees, and pre-payment or foreclosure charges are levied by the lending institution — not by Taksh Fin — and will be disclosed to you in the lender's loan sanction letter and Key Fact Statement (KFS) before you sign any agreement.
8. Responsible Lending Promotion
We encourage responsible borrowing. Our consultants are instructed to:
- Caution borrowers whose stated repayment capacity appears strained relative to the loan size being sought.
- Advise borrowers to consider their total debt obligations (including existing loans) before proceeding.
- Recommend that borrowers read and understand all loan documents before signing.
- Not encourage borrowers to take loans beyond their demonstrated repayment capacity.
9. Updates to This Code
We review and update this Fair Practices Code periodically. Material changes will be reflected in the effective date above. We encourage you to check this page periodically. Your continued use of our services after an update constitutes acceptance of the revised code.
10. Questions and Complaints
